We have six guest bedrooms.

Four of the bedrooms are located on the first floor (up one flight of stairs) and two bedrooms are on the second floor (up two flights of stairs).

All have tea/coffee making facilities and a selection of complimentary hot drinks. Free wi-fi is also available in all bedrooms.

Bedrooms are let on a bed only basis.

Luxuriously spacious superking double en-suite room.

 

This room is located on the first floor at the front of the house and has a superking double sleigh bed.

There is a comfortable seating area in the bay window with views towards Salisbury Crags in Holyrood Park and a smart TV.  A desk/dressing table provides space for a laptop or getting ready for time out in the City of Edinburgh.

This room has an en-suite shower room and toilet.

This room is located on the first floor at the rear of the house and has has a superking double bed which can also be split to provide two single beds.

There is a west facing window seat and further comfortable armchair.  A desk provides space for a laptop or getting ready for time out in the City of Edinburgh.

This room has an en-suite shower room and toilet.

Superking double or twin room.

This room is located on the first floor at the rear of the house and has has a superking double bed which can also be split to provide two single beds.

There are two comfortable tub chairs and a small table in the space by the window.  A desk provides space for a laptop or getting ready for time out in the City of Edinburgh.

The room shares a shower-room/toilet with one other single room. This shared toilet is located just opposite this room.

Single room on first floor

This room is located on the first floor at the front of the house and has a single bed.

A desk provides space for a laptop or getting ready for time out in the City of Edinburgh. In addition to tea/coffee making facilities a fridge and microwave are provided in the room.

This room has an en-suite shower. The room shares a toilet with one other double/twin room. This shared toilet is located just along the hallway.

Single room on second floor

A desk provides space for a laptop or getting ready for time out in the City of Edinburgh. In addition to tea/coffee making facilities a fridge and microwave are provided in the room.

The room shares a shower-room and toilet with one other single room. These facilities are located just along the hallway.

Single room on second floor

This room is located on the second floor at the back of the house and has a double bed. It is let as a single room due to maximum permitted occupancy and short term lets legislation – do not enquire about this room if you want to accommodate two people.

A desk provides space for a laptop or getting ready for time out in the City of Edinburgh. In addition to tea/coffee making facilities a fridge and microwave are provided in the room.
